CARMEL VALLEY, Monterey County — October 29, 2026. The Carmel Valley Land Use Advisory Committee revisited a residential development proposal at 51 Marguerite during its October 5, 2026 meeting. The county lists application PLN260014 and describes a two-story home, attached garage, retaining walls and proposed removal of protected trees. This report concerns the land-use application; it does not assert that the residence is under construction.

What does the application request?

The combined development proposal includes a 4,602-square-foot two-story single-family home, a 1,444-square-foot garage and more than 215 linear feet of retaining walls. Grading calculations identify 2,748 cubic yards of cut and 3,263 cubic yards of fill. These are proposed design quantities, not measurements of completed work.

Why do oak trees and slopes matter?

The application seeks a use permit for development on slopes steeper than 25%, plus a separate permit for removal of 11 protected trees. Such reviews consider access, visual impacts, erosion and county land-use restrictions. The property lies in the Carmel Valley Master Plan area, and a Carmel postal address does not mean the project falls within the incorporated City of Carmel-by-the-Sea.

What happened at the October meeting?

The Land Use Advisory Committee had an agenda item requesting local feedback on neighborhood compatibility, site design and other concerns. The published Legistar listing notes that meeting minutes were still in draft status and does not establish final project approval. The advisory committee’s role is different from the final county permitting decision.

What residents can verify next

The most useful follow-up documents are the arborist assessment, any revised site plans, the subsequent Planning Commission action and conditions of approval. Residents should cite PLN260014 when requesting current records and avoid assuming an advertised hearing constitutes authorization to remove trees.
